Client Brief To take a difficult lease-hold triangular site and provide a maximum number of industrial units, and a café space facing the road. Other requirements such as required car-parking be taken into account both from a compliance viewpoint and also in terms of appeal to owners and occupiers.

Parlante Solution To provide two separate buildings to maximise the available space on the site, leaving enough room for vehicle traffic and car parking and manoeuvring along one side of the site. The buildings are designed to maximise the visibility to the road and thereby add value to each unit. Along with that a four way sign was added to the building top to maximise potential for advertising that is visible to the motorway and the surrounding area. The units are designed to allow flexibility of use, which has been advantageous in fully leasing the highly successful project
