Client Brief To design one hundred and ten single and double bedroom apartments over eleven levels of an existing office building.The target market is to be investors of rental properties and students through overseas parents. Each floor is to have ten apartments with four two bedroom and six one bedroom units.  Finishes should have universal appeal and inbuilt longevity.

Parlante Solution It quickly became apparent that due to the core to façade depth, it was possible to create a true one bedroom apartment with kitchen, bathroom, dining and lounge and, in addition to client expectations, a large studio/guest room.

The two bedroom apartments have been laid out so that one of the bedrooms completely opens up to the lounge area through the use of a large glass/aluminium cavity sliding door. The intention is to furnish this bedroom as a study but also with a built in queen size “Murphy Bed” with storage and bedside tables along one wall.  Given the length of the one bedroom apartments, lighter timber and paint colours have been incorporated.

As the two bedroom units have ample external windows, darker “wenge” look veneer has been used with darker colours generally evident. Market reaction has been extremely positive with a predominance of interested parties being owner/occupiers rather than investor/renters.
